Real Estate in 2012 – From Bad To Worse

Two things have happened recently that will make real estate go from bad to worse. One is the National Assn of Realtors (NAR) admitting that their sales data for the last 5 years has been wrong. The other is the bankruptcy of American Airlines.

The National Assn of Realtors (NAR) today said that “Data on sales of previously owned U.S. homes from 2007 through October this 2011 will be revised down next week because of double counting, indicating a much weaker housing market than previously thought.” That’s 5 years of leading the public and brokers astray. Would brokers and people have been quicker to list and sell if they had the correct numbers? The revised numbers are going to be released next week, but who will ever believe anything the NAR reports in the future?

Real Estate in 2012 – Setting Fire To Your Money

You might ask how the bankruptcy of a major airline relates to real estate? American Airlines declared bankruptcy at the end of November, even though it had $4 billion in the bank. Now, when a person can’t pay their bills and declares bankruptcy, they are many times stigmatized and shamed. But American Airlines could pay their bills but deliberately declared bankruptcy anyway. Their Board decided it was foolish to keep throwing good money after bad. The business press praised them for being “very smart” because now they could renegotiate their debts with creditors and cut costs even further by breaking their union contracts.

So, it’s considered OK, even “very smart” for businesses to walk away from their debts, but when someone decides to stop paying on their home – an “asset” whose equity has been destroyed and is continuing to drop in price – they are criticized for doing something immoral and wrong? This double standard for “something special in the air” and apparently, something not so special on the ground, exists because of shame, guilt, and fear directed at homeowners by banks and society. Keep paying on a declining asset? You may as well set fire to a pile of your money each month.

So, will more people just stop paying on real estate even though they are able to pay? Will the NAR continue to publish bogus reports? How will all this affect the Real Estate market in 2012?

Perfect Storm Forming For Real Estate… Mortgage Apps Are Down

You would think that low mortgage interest rates with a 30-year fixed rate hovering around 4.0% and a 15-year fixed rate at 3.38% would encourage people to get out and buy houses. But applications for home mortgages dropped 10% last week as demand for refinancing is drying up. People don’t want to refinance only to continue paying on a declining asset and default later. Many would rather walk away, save their money, and never own real estate again.

Perfect Storm Forming For Real Estate… 50% Technically Underwater

Close to 15 million homeowners now owe more on their home than it’s worth. That’s just under 30% of all single-family home mortgage holders. Add to this people who want to buy and can’t because they have little or no savings, little or no equity in their home, and can’t come up with at least a 10% down payment plus 6% realtor commission in equity and/or cash to cover these expenses of buying another home. These people are “effectively” upside down and can’t even consider buying. That now brings the number of homeowners in the U.S. who are “upside down” to an estimated 50%. Not having equity in their current home, they are prevented from buying because they can’t pay a realtor and put up a down payment without having to tap into savings which they don’t have. Some states like Arizona already have about 50% of homeowners underwater and Nevada has 60%. When you add to this the additional 20% of people in those states who are also “technically” underwater and unable to buy and the percentages are now as high as 70% – 80% of homeowners with a mortgage in those states who are upside down. Potential buyers and sellers are basically frozen in these markets.

Perfect Storm Forming For Real Estate… Continued Economic Erosion

Continued economic erosion is keeping even people who may be in a position to buy another home also locked in place. Uncertainty about when home prices will ever stabilize, concerns over their job and the economy, higher living costs, higher health care and education costs for their kids, expensive maintenance costs, higher taxes, higher utility costs and more keep people frozen in place; unable to make a decision. Many times this economic strain becomes unbearable on a family and a divorce follows, removing potential buyers and increasing the seller pool.

This sounds like a worsening situation regardless of refinance schemes. Refinancing only works if the homeowner sees a light at the end of the tunnel and wants to keep their home. Once equity goes negative, the incentive is no longer there to keep paying into a declining asset. Will this negative equity predicament not only stall home purchases, but affect consumer spending in general? What will banks need to do to stimulate spending on new mortgages? How long can the American consumer fight to keep their real estate as the situation gets more dismal?

Home Builders Gone Delusional

Home builders have gone delusional. Despite low mortgage interest rates that few people can seem to get, sluggish sales so far this year, and stock prices cheaper than the cost of a latte grande at your favorite coffee shop, the National Association of Home Builder’s monthly sentiment index jumped up 4 whole points to 18!   Since 18 is a long way from 50, where sentiment crosses over into positive territory, it appears that it doesn’t take much to get home builders excited.

Home Builders Gone Delusional – Recovery Taking Hold

“Modest improvements in buyer interest in select markets” is what is being cited as the cause for their euphoria. The Chairman of the NAHB, Bob Nielsen, said that the “the recovery is starting to take hold” and “foreclosure activity has remained comparatively subdued.” Since we know more people who are losing their homes rather than buying one, we’re not sure what “recovery” Bob is referring to. Sentiment seems more like wishful thinking than something tangible.

Home Builders Gone Delusional -  Always A Plan

The real estate industry always seems to have a plan to “fix” the market – a way to get people to buy a declining asset in a worsening economy. In 2008, realtors and home builders said that twenty to thirty-somethings were going to “save the market.” Young couples, with first-time buyer tax breaks, were going to be buying homes and starting families. To appeal to this hip, techno-savvy demographic, realtors and home builders started using social media and hiring young sales agents to gain their trust and hopefully, their business. Well, it didn’t happen. Twenty somethings, strapped with student loan debt, couldn’t find jobs and are living in their parent’s basement – in a home that their parents are upside down on and will be walking away from soon.

So, is there any happy news regarding real estate? What are the forces most affecting the current market and will they change anytime soon? When will market forces bring back real confidence to the industry?

Recovery For Real Estate Depends On Jobs

Any hope of a recovery for real estate depends on one thing – jobs. Jobs are the lynchpin if housing is ever to make a comeback. Growth weakened during the first half of the year to its slowest pace since the alleged recovery began. U.S. employers added no new net jobs in August which was the worst monthly result for jobs growth since September 2010. You also need to consider that average hourly wages dropped 1.3% over the last year and median household income for U.S. families fell to the lowest level since 1996. Top this off with more people losing their jobs and prices rising for food, clothing, and other things people must buy and you have the groundwork laid for a long and painful housing “recovery.”

Recovery For Real Estate Depends On Getting Mortgage Loans

Getting a mortgage loan is critical to the housing recovery. Record low interest rates mean nothing if you don’t have a job, have negative equity in your current home, can’t save enough for a down payment, or have a bad credit score. Loans could be free, but you can’t get one if you don’t qualify. Also, you can’t get the lowest mortgage rates if you’ve had credit problems in your recent past or were out of work for any length of time. Another thing to consider is that more and more people just stopped paying on their real estate. They can’t justify paying anymore on a declining asset. But aren’t they destroying the market you so faithfully keep paying into? They’re driving the price of your house down, living for free, and saving all that money. They’ve opted out of the system that you’ve been conditioned all your life to believe in and you hate them for it. By not paying their debts and keeping the bankers in business, they’re just plain un-American.  

Recovery For Real Estate Depends On Confidence In The Economy

Ask the “common folk” home owners about real estate and they’ll most likely respond with pessimism. They’re underwater on their loan, maybe behind on payments, lost their job or working less hours, or they have tried unsuccessfully to sell their property. Every dollar they bring in is going out to pay on a declining asset – their home – plus trying to keep up with the rising costs of food, utilities, taxes, clothing, health care and education for their kids. People in the worst position are those who are almost underwater and who only have a few more years to pay off their home. They keep paying each month on a declining asset while attempting to also keep up with rising expenses. Their confidence in the economy drops each month, but they’re held captive by the conditioning they received from their parents, peers, the media, banks, and all the people they know who sell real estate who tell them there’s never been a better time to buy and that prices have bottomed and are rising. Watch out who you take your real estate advice from.

Real Estate Dilemmas

Why does anyone still own real estate? Here are some reasons…People own their home but can’t sell it, they can’t rent a house for less money than they are paying now, they don’t want to move or can’t afford to move, their home makes them feel “safe,” or they still value “pride of ownership” and believe real estate prices will rebound sometime in their lifetime.    

What about those who no longer own real estate?… They could no longer justify paying a monthly mortgage payment on a declining asset they were upside down on, they got a job or opportunity somewhere else and either sold it at a loss or walked-away, it was too much work and money to maintain, the neighborhood or city made them feel unsafe, or they couldn’t keep up with the rising utility costs and taxes.

Real Estate Dilemmas Which One Are You

So which one are you? No matter which one you are there are some things that are alike; and that is that real estate is still dropping in value with the cost of ownership rising due to increased property taxes, insurance, utilities and maintenance. If you decide to sell, in addition to the 7.2% standard cost of sale for commissions, title costs, transfer costs, etc. there are other costs. For starters you won’t get your asking price and if you do get a buyer they will demand more out of the sellers as a condition of the sale. Also, states and cities are adding sales tax to be paid out of escrow. The government also snuck into the HealthCare Bill an additional 3.8% sales tax on “high earners” when you sell your home that takes effect in January, 2013. This is more of that “change you can believe in” from President Obama. 

Home ownership is not a good investment no matter how you justify it. It keeps you from being mobile; it conceals hidden costs that you have no control over and it’s worth less every year with no end in sight.

Real Estate Dilemmas Solved

The only thing left is; it makes you feel safe and have pride of ownership. Does it really provide the safety you feel, or is that just an assumption? As for pride of ownership – it won’t be too much longer before “pride of ownership” just makes you into a target where friends and family have a place to go when they can’t make ends meet. So, even if you are rich – meaning you can afford to own your real estate with all the associated costs in order to have a peaceful life, you will also need to make sure those friends and family members have what they need to make it or become Scrooge and tell them all to move into a FEMA camp.

What will real estate look like 5 years from now? How will people who do not have real estate obligations perceive real estate? What is the new normal going to look like for real estate and the way we will live?

Recovery In Remission – Pulling The Plug On Real Estate

A strong sign of the recovery in remission was the terrible jobs report for June. To make matters worse, May’s jobs report was “revisited” and revised downward to only 25,000 new jobs. The government’s “expert” economists were expecting 125,000 new jobs for June. The country needs to add over 11,000,000 new jobs just to get back on-track from before the recession. At the pace they are going, it will take several decades to create these jobs.

 The Recovery In Remission Affects Housing

The recovery being in remission is greatly affecting housing. As the economy worsens and more people lose their jobs, consumer spending declines. Since over 70% of the US GDP relies on people spending their money on all kinds of stuff they don’t need, one thing they will decide that they won’t need is real estate. When people lose their jobs, they cut back on everything they can, trying to preserve their home as a last resort. Without work, it eventually comes down to feeding your family or paying a mortgage payment. Family wins out and another house goes into foreclosure. This trend causes real estate prices to decline more with the exception of the always-strong markets like; Washington DC, New York City, Los Angeles, and Chicago.

The Recovery In Remission Changing The Face Of Real Estate

A recent study by the Mortgage Bankers Association showed some interesting changes in the face of real estate. The report showed that in 1960, 75% of households were occupied by married couples. Now, 50 years later, less than 50% are. Households that are occupied by a single person or with multiple people unrelated to the owner are up 500%; while the number of households occupied by families has only gone up 170%. The continuing weakening economy is causing multiple people to live together in order to survive. This trend will continue as the high cost of utilities, taxes, healthcare, repairs, and the fear of buying into a depreciating market still exists.

The Recovery In Remission And Pulling The Plug

The recovery is stumbling everywhere you look. It all hinges on consumer spending. Unless consumer spending goes back to pre-recession levels, this country will remain recession-bound and be unable to recover in any area…especially real estate. In fact the very commodity – real estate – that caused the biggest bubble in recent history and made bankers rich and homeowners poor, may be the very thing that drives the final nail into the economy’s coffin, burying bankers and homeowners in side-by-side graves as the recovery remains in remission, comatose, and they eventually decide to “pull the plug.”

What Were They Smoking?

In April, 2010, David Crowe, the Chief Economist for the National Association of Home Builders said the housing momentum is being carried forward by low interest rates, pent-up household formations, stabilizing prices and budding employment growth. At this same time, many pundits on the financial news channels were saying that real estate was a better investment than stocks. The “recession is over” crew, the NAR, home builders, and your neighbor who sells real estate were all working overtime to convince people to get out and buy some real estate.

Robert Wagner Out Of A Job

The two biggest providers of reverse mortgages, Wells Fargo and Bank of America, are no longer in the business. The economics of the housing situation pressured them out. Falling home prices are continuing to wipe out any equity a homeowner may have had or expected to have upon retirement.

The Good News Is The Same As The Bad News

People with an interest in selling you real estate are saying that the good news now is that homes have never been more affordable. That’s also the bad news. In our April, 2009 CR News Reports© session on Real Estate entitled, “Real Estate -Far From A Bottom,” we predicted real estate prices would continue falling another 20% – 30% depending on where you live and that 30% of homes with a mortgage would be upside down in a year. Here it is two years later and 1 out of every 4 homes with a mortgage is underwater.

But I Believed What I Heard On The News

How much better off would you be today if you hadn’t listened to the mainstream news and acted on our prediction from early 2009? You would have sold your real estate and still had some equity which you could have invested in gold or silver and made your losses back. Some of our Members did exactly that – they sold all their real estate, invested their equity and made back all or most of their losses. And do you think that now, when “homes have never been more affordable” that they are out buying real estate again? No, they are renting and find themselves in a better financial situation than they’ve ever been in.

It’s Time Again To Listen (Or Not)

A year ago, chief economists and real estate “experts” were saying that the key factor driving housing demand was the job market which was improving rapidly. They also predicted that “excess inventory” due to foreclosures would be worked off by the end of 2011. Do you really believe that the job market is improving rapidly or that all this excess foreclosed inventory is magically going to disappear by the end of the year? Or, are there many more years of pain in store for those who fail to listen to our predictions from Higher Intelligence that have been right on for years?

If you were listening to the mainstream news and heard this statistic, you would assume this is good news. It’s a fact that foreclosure activity decreased in April for the seventh straight month. Wow, the housing market must be somewhat stabilizing?

In fact, that’s what people seem to think. At a recent neighborhood party attended by some pretty savvy business people, the subject of real estate came up. They all seemed to agree that things were turning around for real estate, housing prices were back on the way up, and it was a great time to buy as some of their friends or family recently did. When we challenged them on the source of their statistics for this reasoning, the best they could come up with is that they have friends in the real estate business who just “know.”  Remembering previous parties, these were some of the same people who argued against any type of housing “bubble” existing back in 2004 – 2006. They must have been taking to their same friends in the real estate business back then.

Well, not to break their bubble, here’s the bad news. Although foreclosure activity has slowed, default notices, scheduled auctions and bank repossessions are increasing. Housing prices are continuing to fall even though banks are slowing on foreclosures. Prices are falling despite low interest rates and all the “good buys” that are out there. The employment market is disappointing and those with no job or ruined credit won’t be in the real estate game for a long time.

Real estate analysts and “experts” who were writing in 2007 said that “for the most part, the North American market has stabilized from the perspective of both pricing and buyer activity.” But housing prices have continued to fall since 2006 and Zillow reported last week that the market is experiencing “accelerated declines during the first quarter of 2011 and it is unreasonable to expect home values to return to stability by the end of 2011.”

The government told us the recession was over in June 2009, yet the housing market continues its decline. Nationally, housing prices are down another 8.2% from a year ago, and down a lot more in the hardest hit areas. Six million homes were foreclosed on in 2009 and 2010 and even though foreclosure “activity” has slowed, this doesn’t mean that future foreclosures are not stacking up in the pipeline.

It’s because most people have been affected so much by it in the past. They rented it, bought it, sold it, made money on it, lost money on it, fixed it up, tore it down, built it from scratch, or maybe wanted to. They painted it, plastered it, put down new floors and hung new doors, fixed the foundation and the roof, mowed the yard, planted a garden or a tree and watched them grow. Their children were born in it, grew up in it, and moved out of it. People have varying degrees of attachment to it, but love it or hate it, everyone has been affected by it in some way. Now real estate is affecting society and the economy more than ever; mostly in a negative way. The foreclosure problem is getting worse. Seventy-five percent of the top 200 markets in the nation saw their foreclosure activity go up at the end of 2010 year-over-year. And, the foreclosure trouble is not just in the four most troubled states either namely – California, Nevada, Arizona, and Florida. It’s spreading across the nation. Meanwhile, regulators are clamping down on the big bank’s foreclosure procedures and the government is setting new lending requirements for residential mortgages. These new standards like higher down payments and equity requirements for getting a mortgage loan make it more expensive for borrowers to get into a home. Some people who are good mortgage risks may just decide to put off buying for now, further adding to a slowing housing market. The banks and home builders are fighting any new regulations by turning the focus toward the consumer and saying that new regulations would make it harder and more expensive for the consumer to buy a home. All the while, banks are also fighting against coming fines, lawsuits, the possibility having to lower mortgage principles for people in trouble, and maybe having to show all the true losses on their books someday soon. New bank regulations will require banks to hire an independent firm to review all foreclosure actions from  2009 and 2010 to see if they had grounds to foreclose and if they did, did they do it right. If their actions were faulty, then the consequences will be expensive. All this adds up to more pressure on an already severely impacted market. Low interest rates and plenty of bargain inventory may not be able to save the day. While lenders are worried about the present challenges facing them, who is planning for the future of the housing market? How will the future be different from the past? Will the market ever look like it has in the past or are we kidding ourselves about real estate ever being an “investment” again?
